Most of the routine tasks involved in owning a home in Greece can be planned. They are still easy to miss when you live abroad. A notice may arrive in Greek, appear in an online portal you rarely check or sit in the property’s letterbox. By the time you see it, a payment may be late or a deadline may have passed.

This calendar puts the recurring tax dates, seasonal tasks, monthly bills and periodic property checks in order. The dates given for 2026 come from the sources linked below. Expected 2027 dates should be checked when the authorities announce them. Bookmark this page or use it as a checklist throughout the year.

Home Watch Athens provides owners abroad with a contact in Athens who can keep track of building notices, bills and property matters alongside monthly checks of the home.

Before anything else: your access

To check notices and make payments online, you will need a Greek tax number (AFM) and TAXISnet access codes. A Greek bank account and mobile number may also make some services easier to use.

January and February: E9 changes and the ENFIA insurance discount

E9 changes. Changes to your property details during one year are generally declared by 31 January of the next. The deadline for 2025 changes was 31 January 2026, according to Ta Nea. For changes during 2026, expect 31 January 2027, but confirm the deadline with AADE or your accountant.

For some sales and gifts declared through myPROPERTY, AADE may generate the E9 automatically. It is still sensible to check that your property details are correct. Our E9 and MIDA guide explains what to look for.

ENFIA insurance discount. The application deadline for the 2026 discount was 16 February 2026. The insurance must cover earthquake, fire and flood for at least three months of the previous year. The discount was 20% for homes valued up to €500,000 and 10% for those above €500,000, according to Capital. Check the 2027 conditions and deadline before applying. We have not confirmed how the discount applies to non-resident owners.

Last ENFIA instalment. The final instalment for the 2026 ENFIA assessment is scheduled for February 2027. Check the exact date on your own notice.

March: ENFIA notices and the start of tax-return season

ENFIA notices. The 2026 notices were posted in myAADE on 15 March 2026. The 2026 assessment could be paid in 12 monthly instalments, starting on 31 March 2026 and continuing into February 2027. There was no discount for paying it all at once, according to Taxheaven. Look for the 2027 notice in myAADE and use the dates printed on it.

Tax returns. The tax-return platform opened on 16 March 2026, according to Ta Nea. Check when filing opens for the next tax year.

April to July: tax returns and preparing for summer

Do you have to file? AADE’s guidance says that a non-resident who owns property in Greece but has no Greek-source income does not have to file a Greek income-tax return solely because of that ownership. Greek rental income can create a filing obligation. Ask your accountant what applies to you.

If you do file. The 2026 filing deadline was extended from 15 July to 24 July 2026, while the first income-tax payment remained due on 31 July 2026. Early filing and full payment could qualify for a discount of 2% to 4%, according to Eleftheros Typos. These were 2026 dates and income-tax terms. Confirm the 2027 dates with your accountant.

Air conditioning. Arrange a service in spring before relying on the system during summer. Filters and drain trays may need attention after months without use.

Before your visit. Arrange any airing, cleaning or restocking you want done before you arrive, so the home is ready when you get there.

August to October: storms and heating

Drains. Check and clear balcony and terrace drains before the first heavy rain. Leaves and dust can build up over the dry months. Our guide to autumn storms and empty homes explains the risk.

Heating. If your apartment building has central heating, ask the administrator when it starts and how costs are shared. Heating oil sales began on 15 October in 2025, according to Enikos, but your building’s timetable may differ.

November and December: closing the year

  • Municipal property fee (ΤΑΠ): Municipalities notify PPC of relevant property changes by 30 November, according to Taxheaven.
  • Insurance: Check your policy’s renewal date and whether its cover matches the property and how you use it.
  • Common charges: Ask the building administrator for a statement of charges and information about expected costs for the coming year.
  • Contact details: Make sure AADE, your suppliers and the building administrator have your current email address and phone number.

“The owners who have fewer problems are often the ones who know what to expect during the year. The same notices and bills keep coming, but they are easy to miss when they arrive in Greek or sit in a letterbox nobody checks.”

Yanis, Founder of Home Watch Athens

Every month: utilities, common charges and ENFIA instalments

  • Utilities: Electricity, water and gas bills may arrive monthly or every couple of months. Set up e-bills so you can see them from abroad. Read our guides to paying Greek utility bills and moving utilities into your name.
  • Municipal property fee (ΤΑΠ): This is usually collected through the electricity bill.
  • Common charges: The building administrator typically collects these from owners each month.
  • ENFIA: If you are paying in instalments, check the dates and amounts on your notice each month during the payment period.

Every few years: electrics, the lift and building decisions

  • Electrical certificate (ΥΔΕ): HEDNO says residential electrical installations require re-inspection every 10 years. Changes to the installation may also require a new inspection.
  • Lift: According to Ergocert, residential lifts with up to six stops are inspected every six years; those with more than six stops are inspected every five years. Ask your building administrator about the lift’s inspection and registration status.
  • Major building works: Roof, facade and shared-heating decisions can involve the owners’ assembly. See our apartment building law reform tracker for developments affecting building decisions.

What’s changing in 2026 and 2027

  • MIDA: Reports say the wider launch of AADE’s unified property register has been delayed (iefimerida). Check AADE for any action required of owners.
  • Common-area insurance: Mandatory insurance for apartment-building common areas has been discussed, but the proposal described by Insurance Daily had not been enacted when this page was reviewed.

Frequently asked questions

When is ENFIA due?

ENFIA notices are generally issued in March. The 2026 assessment could be paid in 12 monthly instalments from March 2026 to February 2027. Follow the schedule on your own notice.

When must I update my E9?

Changes during a year are generally due by 31 January of the following year. Check AADE’s deadline for the year that applies to you.

Do I need to file a Greek tax return if I only own a home there?

According to the AADE guidance cited above, a non-resident does not have to file solely because they own Greek property if they have no Greek-source income. Rental income may change that position. Ask your accountant.

What other recurring costs come with a Greek home?

Utilities, common charges and insurance are common recurring costs. You should also keep track of periodic electrical checks and your building’s lift inspections.
