ENFIA, Greece’s annual property tax, comes around every year. If you live abroad, you may realise the payment is due without knowing where to find your notice. It may never have arrived in the letterbox of your Greek property. You can find the notice online, pay from abroad and, for 2026, use the 12 monthly instalments shown on your payment schedule.
Below are the steps for finding your notice, reading the Greek-language screens, paying online or by bank transfer, and dealing with a missed instalment.
ENFIA is one of the recurring obligations that comes with owning property in Greece while living elsewhere. Your accountant can handle the tax questions. For the property itself, Home Watch Athens gives you one point of contact in Athens to check your home monthly, collect mail and communicate with the building administrator.
What ENFIA is and how it relates to your E9
ENFIA is Greece’s unified annual tax on real estate. AADE, the Greek tax authority, calculates it using the E9 property declarations on file for properties you owned on 1 January. If your E9 is incorrect, your ENFIA may also be incorrect. Our guide to the E9 declaration and MIDA explains how to check your property details.
Before you begin: get your access codes
To find your notice online, you need:
- A Greek tax number (AFM)
- TAXISnet codes, meaning a username and password
If you do not have these, you can apply from abroad. Our E9 guide explains the process. Arrange access well before a payment due date.
Under decision Α.1069/2024, a tax representative is optional for foreign tax residents who accept electronic notifications (Forin). If you want someone in Greece to act for you, read our guide to when you need a power of attorney and ask a lawyer what authorisation is appropriate.
Turn on Google Translate in Chrome
Chrome can translate the Greek text on myAADE pages. On a computer:
- Open the page in Chrome.
- Click the Translate icon on the right side of the address bar and select English.
- Alternatively, right-click the page and select Translate to English.
- If the option does not appear, open Chrome’s menu, then go to Settings > Languages and turn on Use Google Translate. See Google Chrome Help.
- Under Automatically translate these languages, add Greek if you want Chrome to translate it whenever you visit a Greek-language page.
A few tips:
- Check uncertain translations. If a menu option reads oddly, briefly view the original Greek and compare it with the Greek label given below.
- Copy the payment code exactly. Translation is for the surrounding text, not the numbers. Do not retype the code from memory.
- Translate selected text when needed. Highlight a word or phrase, right-click and choose Translate selection to English.
Step 1: log in to myAADE
- Go to myaade.gov.gr.
- Choose the login option and enter your TAXISnet username and password.
- Complete any additional verification shown on screen.
- Once you see your personal home page, you are signed in.
The myAADE app can also show your tax account, support card or IRIS payments and store documents in myWallet.
Step 2: find your ENFIA notice
The 2026 ENFIA notices were posted on 15 March 2026 (Taxheaven). To find yours:
- In myAADE, open Applications (Εφαρμογές).
- Find “Δήλωση Ε9/ΕΝΦΙΑ” (E9/ENFIA declaration). AADE describes the route as Applications > Tax Services > Properties > E9 Statement/ENFIA. Menu names may vary, so use the portal’s search box if necessary.
- Enter your TAXISnet codes again if asked.
- Select 2026.
- Choose “Εκτύπωση εκκαθαριστικού” (print the tax notice) or “Εκτύπωση Ειδοποίησης πληρωμής” (print the payment notification). See Helppost’s illustrated instructions.
- Download the PDF to see your total tax and payment schedule.
The PDF contains the payment code (ταυτότητα οφειλής) needed for a bank transfer. Copy the complete code exactly as it appears on your own notice.
AADE also sends an email notification to the contact address on your tax account, so keep that address up to date. We have not confirmed whether a paper copy is posted.
Step 3: pay from abroad
There are three ways to pay.
1. Pay by card or IRIS in myAADE
- Log in to myAADE.
- Open My Account (Debts, Payments & Refunds).
- Find your ENFIA debt or instalment.
- Select card or IRIS and follow the prompts.
- Keep a copy of the payment confirmation. Card and IRIS payments are credited immediately, according to ProtoThema English.
IRIS uses Greek banking services, so you will need access to a participating Greek bank account to use that option. We have not confirmed from AADE’s own pages whether every card issued outside Greece is accepted. If you intend to use a foreign card, try it before the due date so you have time to arrange another method if it is declined.
2. Pay through Greek web banking
If you have a Greek bank account, use its online banking service and the payment code from your ENFIA notice. Check the code and amount before confirming the payment.
3. Transfer from a foreign bank
AADE provides separate instructions for euro transfers from banks in the SEPA area and transfers from outside SEPA. Follow the instructions that apply to your bank and debt. Include the complete payment code, without spaces, in the remittance information field.
Use the account details in AADE’s applicable instructions for your payment rather than an account number copied from a general blog post. Check the amount, currency, payment code and any bank fees before you confirm. Allow time for the transfer to be credited: bank transfers may take longer than card or IRIS payments.
“Every year I hear the same difficulty from owners abroad: finding the annual tax notice and making the payment on time. Log in to myAADE in March, download the PDF, save the payment code and put the instalment dates in your calendar. A few minutes of preparation can prevent a missed payment.”
Yanis, Founder of Home Watch Athens
The 12 monthly instalments: 2026 dates
ENFIA for 2026 can be paid in 12 monthly instalments. The first was due on 31 March 2026. Sources differ on the last February 2027 date, so follow the dates printed on your own notice or confirm them with AADE. There is no discount for paying the full 2026 amount at once, according to Taxheaven.
Cutting your ENFIA: the home insurance discount
A 20% discount may apply to homes valued up to €500,000, or 10% to homes above that value, if the property meets the insurance conditions. The policy must cover earthquake, fire and flood and have been in force for at least three months of the previous year. The property’s ATAK must also be linked to the policy through myPROPERTY. The application deadline for the 2026 discount was 16 February 2026 (Capital).
We have not confirmed how the discount applies to non-resident owners. Ask your accountant or AADE about your eligibility before relying on it. The separate reduction for main homes in small settlements has different conditions and should not be assumed to apply to a second home.
What a missed instalment means
- Interest may be added. A rate of 0.73% per month on an overdue amount is reported by Thriassio.
- An outstanding debt can affect tax clearance. This matters if you plan to sell or transfer the property or complete another transaction requiring a tax clearance certificate.
- Check what happens to the remaining instalments. We have not confirmed whether one missed payment changes their due dates. Ask your accountant or AADE.
If you miss a payment, check the current amount due in myAADE and arrange payment promptly.
This page is reviewed each March when new notices are issued. It provides general information, not individual tax advice. Confirm amounts and deadlines on your own notice and with AADE, and ask an accountant or lawyer about your circumstances.
