Home Watch Athens is a founder-led, members-only property management service for people who own a home in Athens but live abroad. Founder Yanis Zisis visits your home every month, works through a 12-point checklist and sends you a photo report on WhatsApp.
Membership costs from €70 per month including 24% Greek Tax, billed monthly, and you can cancel anytime. It also covers the admin between visits - emails and calls with your building management company, developer and contractors.
Anything else your home needs, from contractor oversight to airport transfers, is quoted separately and only goes ahead once you approve it.

Each month, Yanis visits your home for approximately 45 minutes and works through a 12-point checklist: full interior inspection, airing, heating, air conditioning and hot water operated, leak, moisture and odour check, pest check, tap and toilet flushing, balcony and terrace drain clearing, visual electric panel inspection, indoor plant watering, mail collection, a 10-minute car start/stop and a photo report via WhatsApp. The membership also covers non-visit admin: communication and emails with third parties such as your building management company, developer or contractors.
Once your plan is set up, members can add on-demand services in four areas: maintenance and oversight (contractor supervision, AC maintenance, pest control coordination, external drain unblocking, fireplace cleaning), administration (utility bill payment, building and condominium meeting representation, home and vehicle insurance renewals), lifestyle concierge (fridge and supermarket re-stocking, arrival gifts, airport transfer coordination) and vehicle care (start-stop visits, MOT coordination, car wash and tyre pressure checks). These services cost extra depending on the service type and your requirements, and you approve a clear quote before anything goes ahead.
Homes that stay empty for long periods benefit most. Many Greek home insurance policies include vacancy clauses that can limit or void cover if a property is left unattended for more than 30 consecutive days. Regular, documented visits give you a dated photo record of your home, and small issues such as leaks, humidity or blocked drains are spotted before they grow.
After every visit you receive a photo report on WhatsApp showing what was checked and anything that needs attention. If something needs action, you are told straight away, along with a quote if a paid service is required.
