Salt air does cause damage to a home on the Athens Riviera. Near the sea, air that contains salt speeds up corrosion of metal parts such as balcony railings, metal door and window handles, and outdoor equipment such as air conditioners. It also contributes to deterioration of paint and protective coatings. The damage in an empty home can go unnoticed until the time comes for a new paint job.
Quick answer
- Salt mainly attacks exposed metal such as balcony railings, hinges, screws, air conditioning units and outdoor electrical fittings.
- Chips in protective coatings should be assessed and repaired promptly, with appropriate preparation, to prevent more expensive repair work later.
- Clean suitable exposed metal surfaces with fresh water according to the manufacturer’s instructions, and check accessible exterior areas at every visit.
- Any corroded outdoor electrical fitting must be checked by a licensed electrician, with repairs carried out by that professional.
After many months, the return to your empty Glyfada home may reveal signs of deterioration around the balcony, the external surface of the walls and the roof terrace. For example, a coated railing may show orange-coloured blistering in the paint or rust staining underneath. A previously working handle on an external window may now be stuck or grind when turned.
Salt can do lots of damage over months or years, particularly where nobody has looked for a long time: the exterior of a balcony, a roof terrace or outdoor equipment, for example.
This guide covers the damage caused by sea air, which parts of your home are most exposed to it and how you can arrange checks from abroad. See also: Damage caused by storms in Greece.
Why does salt air corrode metal so quickly?
Atmospheric corrosion involves metal, oxygen and moisture. The sea air of the Athens Riviera contains chlorides, carried inland by the wind in sea spray.
The international standard ISO 9223 classifies atmospheric corrosivity. Its assessment considers temperature and humidity, sulfur dioxide pollution and airborne salinity. Distance from the sea alone does not establish a property’s corrosion category. Classification, determination and estimation
Chlorides can disrupt protective surface layers and accelerate corrosion. Important factors include the amount of salt deposited, wind speed, wind direction, exposure to moisture and distance from the sea.
How bad is it in Greece?
It depends on the site. A four-year study at a Greek coastal military airfield about 200 metres from the sea reported low corrosivity classifications for some of the tested metals. Carbon steel had the highest corrosion rate among the metals tested, and specimens first exposed in winter showed higher corrosion rates than those first exposed in summer. These findings describe that particular site, rather than the whole Athens Riviera. mdpi.com
A separate study, Mapping Atmospheric Corrosion on Modern Materials in the Greater Athens Area, used environmental data from 2000–2009 to model corrosion of different construction materials in sheltered and unsheltered locations. It was not a comparison showing that unpainted metal corrodes four times faster than painted metal. Request PDF
In practice, exposure varies between properties. Ordinary thin coatings, unsuitable fittings and damaged protective finishes can leave metal vulnerable, while an empty home allows deterioration to continue unobserved.
What should you watch for on balcony railings, gates, door handles and screws?
Corrosion can begin where a paint chip allows moisture and salt to reach the metal beneath. Rust may then develop under the paint and cause further blistering and flaking. Where corroding metal is embedded in render or stone, its expansion can also cause cracking.
- Check for paint blistering, rust, pitting, loose balusters and damaged fixing points.
- Small spots of corrosion may be treated by removing corrosion, preparing the surface, then applying an appropriate primer and finish. Corrosion beneath a coating may require more extensive preparation. Loose railings or badly corroded fixings need professional assessment.
- Choose replacement items carefully. An International Molybdenum Association coastal fence case study found corrosion on Type 304 stainless steel posts, while most Type 316 components performed better. Type 316 contains molybdenum, which improves resistance to chloride-related corrosion, but surface finish, installation and maintenance also matter. It is not corrosion-proof. imoa.info

Does salt damage outdoor AC units?
The outdoor condenser unit has thin aluminium fins, connections and refrigeration pipes exposed to the surrounding air. Coastal corrosion is a recognised concern: Daikin’s guidance explains that protective coil coatings, appropriate positioning and maintenance help reduce salt damage. Follow the instructions for your particular model. Daikin Australia
Check for:
- White or green deposits, visible corrosion, rusty brackets and flaking paint on outdoor casings. Deposits are not necessarily salt alone.
- Whether the unit is functioning and draining correctly.
- Any signs of corrosion at the coils and bracket fixing points, which your servicing technician should assess.
This needs to be checked before the start of summer, rather than when the outdoor unit fails in mid-July.
How do you protect windows, frames and shutters?
Many windows, doors and shutters in Greece have aluminium frames. Their protective finish needs care, particularly where it is damaged.
QUALICOAT UK & Ireland recommends its enhanced “Seaside” pretreatment specification for projects within 5 km of the British coast or a tidal estuary. This is industry guidance for that market, rather than a Greek legal requirement, but it illustrates the importance of specifying suitable coastal finishes. QUALICOAT UK & Ireland
QUALICOAT’s guidance recommends cleaning coated aluminium with clean water or a mild pH-neutral detergent. Annual cleaning may be appropriate in ordinary urban conditions, while coastal locations often require cleaning every three months. Follow the coating supplier’s maintenance instructions and repair impact damage promptly. QUALICOAT UK & Ireland
Even if other surfaces are cleaned regularly, check handles, hinges, sliding tracks and drainage openings for deposits and blockages.
Are electrical fittings at risk?
Outdoor sockets, lighting, junction boxes and air conditioning isolator switches can also deteriorate. In an empty home, this may happen before anyone realises it.
Do not repair electrical fittings yourself or open electrical enclosures to inspect them. Look for visible signs such as:
- Corrosion or cracked covers.
- Visible moisture or water damage.
- A breaker that trips repeatedly.
These signs need checking by a licensed electrician, who can advise on repairs and a suitable weatherproof specification for your home.
How do you clean salt off safely?
Fresh water can help remove salt deposits from suitable exterior surfaces such as balcony rails, frames and door furniture. Follow the material or coating manufacturer’s cleaning instructions.
- Rinse suitable railings, frames and door hardware gently with fresh water. When practical, wipe them dry.
- Use mild pH-neutral detergents where permitted, avoiding abrasive sponges or cloths that can scratch surfaces.
- Do not hose down air conditioning units or electrical fittings. Follow the AC manufacturer’s instructions and leave coil cleaning and work around electrical components to a qualified technician. Daikin’s operating instructions specifically warn against washing the air conditioner with water. DAIKIN OPERATION MANUAL
- Avoid powerful jets directed at window and door seals.
- Arrange appropriate preparation and repair of chips or scratches once the surface is clean and dry.
How often should you inspect a coastal home?
The following is a practical recommendation, rather than a statutory inspection schedule. The appropriate frequency depends on the property’s distance from the sea, balcony exposure, materials and the age of its fittings.
- Seafront apartment: Check accessible exterior metalwork and the AC unit for visible signs of salt damage at each visit. Clean suitable surfaces according to their maintenance instructions.
- A couple of streets back from the sea, with a sheltered balcony: Look every time you visit and follow the supplier’s cleaning schedule.
- Older building: Look for signs of wear on original metalwork, especially railings. Arrange assessment and possible replacement before badly deteriorated components fail.
- Long empty periods: Annual checks can leave deterioration unnoticed for too long. Monthly visual checks are a practical starting point, with professional attention when damage is found.

It is rare for the coastal damage to a building to happen instantly. In most cases it is a gradual accumulation of minor problems which, over time, can develop into serious ones. It is only by regularly inspecting the exterior of a building that one can hope to avoid some of the more unpleasant surprises which can be in store for the owner of a vacant property.

How Home Watch Athens can help
Home Watch Athens provides founder-led oversight for owners of vacant homes in Athens and Attica, including Glyfada, Voula and Elliniko. For these owners, a monthly Home Watch visit can include visual checks of accessible exterior areas for signs of weathering.
A home visit typically takes approximately 45–60 minutes, depending on the property and the checks required. The home watch checklist includes the accessible balcony or terrace and drains, checks of heating and air conditioning operation, and a visual check of the electrical panel. These are property oversight checks, rather than technical inspections or certifications. A photo and video report is then sent via WhatsApp, with a dated visit log in your member account.
If there is visible corrosion on a railing, the AC is not working properly or windows are sticking, our maintenance and technical oversight service can coordinate the appropriate professional. This involves obtaining written quotes, gaining your prior approval for the scope and price, and overseeing agreed work with photographs and invoices.
There is no markup on tradesmen’s invoices. Coordination, attendance and work outside the regular visit are quoted separately and require your approval in advance. We do not offer property management services for rental properties.
