Yes. You can cancel at any time with 30 days written notice - no exit fees, no questions asked. We don't believe in trapping members. If the service isn't right for you, we'd rather you leave easily than feel stuck.
If you cancel mid-term on an annual plan and request a refund for unused months, please note we cannot recover the Greek VAT already paid to the tax authorities on those invoices. Refunds are therefore issued net of the corresponding tax amount.
Yes. The subscription covers ongoing service planning, key custody, record-keeping, insurance posture and continuity of care across the full year - not just the months you're abroad.
That said, if you're planning a longer stay (3+ months), let us know and we can adjust your visit schedule to focus on the periods you're away.
It's a one-time setup fee charged when you join. It covers your initial property survey, secure key intake and labelling, written service plan, and the first photo baseline of your home. Key duplication, if needed, is billed separately at locksmith cost.
No. Subscription fees and add-on coordination fees cover our time, supervision and reporting. Third-party costs - plumbers, electricians, contractors, materials - are billed separately at supplier cost with the invoice forwarded to you. Anything over €100 is approved by you in writing before we proceed.
Greek VAT is 24% and applies to all professional services. We display prices excluding VAT so the headline figure stays clean and so you can see the underlying service cost. Your invoice will show VAT as a separate line item.
Yanis is the sole keyholder for every property under our care. Keys are stored in a secured cabinet, never labelled with identifying property details, and only released to third parties on your written authorisation - and even then we attend on-site and supervise the visit.
Yes. You can upgrade at any time, with the new rate prorated to your billing period. Downgrading is possible at the next renewal. If you switch from monthly to annual mid-term, your remaining months are credited against the annual price.
We cover Athens, the southern suburbs (Glyfada, Vouliagmeni, Voula, Elliniko), the northern suburbs (Kifisia, Ekali, Politia, Maroussi), and central Athens. For properties further afield (islands, Peloponnese), get in touch - we may be able to arrange oversight via a vetted local partner.
